ZIMA satisfied with
challenging year 2023

Dornbirn, December 27, 2023 – Even though 2023 was one of the most challenging years in recent decades for the real estate industry, the ZIMA Group can look back on the past year with satisfaction. Despite record interest rates and rising construction costs, the leading private real estate developer in the German-speaking Alpine region was able to complete and hand over a total of 559 apartments with a total usable floor space of more than 38,500 on schedule – across all locations of the group. In addition, commercial buildings with a usable floor space of more than 19,000 were completed. Politics and business alike are called upon to reshape the economic framework conditions in the residential and real estate sector: for example, the KIM regulation, which is slowing down investment, must be urgently revised. The construction industry is called upon to optimize wisely in all areas in order to fulfill the continuing strong desire for home ownership.


We know from numerous sources that the desire to own or acquire one's own living space remains high despite difficult economic conditions. Rental costs are skyrocketing, and property continues to be in high demand as a factor of stability. This is a clear mandate: the KIM regulation is in no way adequate for the current market situation. It must be revised as quickly as possible or, ideally, repealed so that people can continue to fulfill their dream of owning their own home and so that effective countermeasures can be taken against possible crises and labor market slumps in the construction industry," explains Alexander Nußbaumer, owner and CEO of ZIMA.

Sustainable and innovative into the future
"The construction and real estate industry is one of the most important drivers of the economy, with valuable technological and innovative advances in renewable energies, recycling, greening, and sustainable construction. Politicians must ensure that the threat to this role posed by the KIM regulation, which is slowing down investment, is counteracted," says Alexander Nußbaumer. "At the same time, we real estate developers are also called upon to act: maximum efficiency in planning and construction is needed, as are innovative concepts for optimizing living space and floor space, in order to keep cost developments under control with smart and forward-looking ideas and continue to provide our customers with high-quality, sustainable, and at the same time affordable housing—perhaps in slightly more flexible apartment sizes in the future."

Successfully completed projects and milestones in 2023
With 559 apartments completed and handed over, with just over 38,500 of living space, ZIMA has surpassed the previous year's result (around 500 apartments). The highlight of the year was the completion of the sustainable Attemsgarten residential quarter in the heart of Vienna's Donaustadt district. There, 215 high-quality, energy-efficient, and family-friendly apartments were completed and handed over, with excellent infrastructure and generous green space. A total of 144 new apartments Tyrol in Tyrol (in Innsbruck, Völs, Söll, Kitzbühel, Hopfgarten), and in Vorarlberg, ZIMA realized 126 new dream homes (in Dornbirn, Schruns, Fußach, Höchst, Muntlix).

Successfully completed projects and milestones in 2023:
DACH region: 504 apartments
South Tyrol: 55 apartments
Total: 559 residential units; approx. 39,000 m² of usable space

In addition, several commercial buildings with a usable floor space of more than 19,000 were completed in 2023, including in eastern Switzerland and Vorarlberg.

Looking ahead to 2024 with confidence
Despite difficult conditions with inflation, high interest rates, and continuing challenges with construction costs, ZIMA is looking ahead to 2024 with cautious optimism: "We assume that construction costs have essentially reached their ceiling. With our strong equity base and our courage to implement sustainable, innovative, and architecturally sophisticated construction projects, we believe we are on the right track for the future. Our 50-year tradition has established us as a solid, reliable, and cleverly planning residential developer. We are steadfastly sticking to this course. I am convinced that we are capable of weathering this current dip and continuing to fulfill our role as a pioneer in real estate development in the German-speaking Alpine region," explains Nußbaumer, looking ahead to 2024.
